Eco- Housing Leaflet for Gera's Emerald City
Following areas have been addressed for the Eco Housing Rating system:
- Site selection
- Environmental Architecture
- Energy efficient lighting
- Solar Water heaters
- Efficient building materials
- Water conservation
- Segregation of waste
- Other innovative technologies.
1. Site is located in Residential Zone under Development Plan.
2. Availability of amenities like School, PMT bus stop, ATM facility, convenient grocery shops within the radius of 1.5 km from the site.
3. Provision of common areas such as Amphitheatre, Society office, Gurukul Guest Room and Facility of indoor games like Table Tennis, Party area, and Skating track within the project site.
4. Design of Landscape includes plantation of native species, provision of bird baths and nesting boxes to attract and enhance the local biodiversity.
5. Creation of Urban Niches ie Thicket of trees for biodiversity conservation and preservation.
6. Reuse of top soil for applications like leveling, landscaping.
7. Provision of proper storm water management system like peripheral trenching to prevent soil erosion during construction work.
8. Proposed contours follow the pattern of existing contours.
9. Adoption of measures to prevent soil contamination during construction.
10. Separate storage of hazardous wastes to avoid spillage on site during construction.
11. Mitigation of the 'heat island effect' through providing shade on at least 40% of non roof surfaces in the project.
12. Design of street lighting is as per IS: 1944(Parts I & II)
13. Use of CFLs in common areas to reduce energy usage for common area lighting.
14. Provision of lighting fixtures that will only accept CFLs or fluorescent tube lights.
15. Design of electrical systems is according to ECBC 2005.
16. Provision of electrical charging points for the charging of electric vehicles.
1. Integrated design team is selected for the project covering following fields:
Architectural, Structural, Electrical, Plumbing/Water/Waste, Landscape, and energy/environmental consultants.
2. Design of building envelop & fenestration to ensure a thermal comfort.
3. Availability of Daylight & Thermal Comfort for habitable rooms has been checked based on the simulation software for a building design.
1. Demonstration of efficient use of luminaries, lamps, and ballasts in sample flat.
2. Provision of Pre- wired CFL fixtures in all dwellings, at the rate 1 fixture per room.
1. Provision of solar water for kitchen hot water.
1. Use of fly ash in cement work including RCC & mortar.
2. Use of fly ash bricks to prevent fertile topsoil denudation.
3. Use of Ceramic flooring tiles as a low energy intensive material for common areas, individual terraces and one of the bedrooms in the flats.
4. Timber used is sourced from Government certified plantation.
5. Application of water based paints and enamels.
1. Provision of low flow fixtures and faucets to minimize water use
2. Provision of flush valves with flow rate of 3 and 6 litres per flush for all WCs to reduce water consumption.
3. Provision of water meters for downtake, to monitor water use during post occupancy.
4. Plantation of indigenous species to ensure efficient use of water for gardening.
5. Restriction of lawn area up to 25% to reduce excess water requirement.
6. Recycling of Waste water for efficient use of water.
7. Use of sprinklers to reduce the quantity of water wastage.
8. Harvesting of rainwater to preserve the available water resource.
9. Provision of waste water treatment facility to reduce the consumption of potable water.
10. Reuse of treated water for gardening to reduce potable water consumption.
1. Provision of separate bins for every block to achieve efficient waste management.
2. Provision of Organic Bacterial culture for on-site solid waste treatment.
1. Implementation of construction safety measures during construction activities as per National Building Code Part 7.
2. Construction activity ensures the limits of Air and Noise pollution specified by CPCB test reports.
3. Provision of minimum level of sanitation ensuring cleanliness at labor camp.
4. Provision of ramps as a handicap access facilities as per DC rules.
5. Provision of Maintenance manuals as a green guide and public awareness programs such as seminars and presentations explaining green measures.
6. Adoption of innovative measures such as:
- School facility for children of workers,
- Medical facility,
- Immunization programmes
- Use of recycled boards, tilling materials, granite from washing counter.
