Gera announces fourth project at Mala

Pune-based Gera Developers on Tuesday announced the launch of Gera Imperium Green, a new office-cum-commercial project in Panaji. The new building, Rohit Gera, managing director said, will cost Rs 40 crore and will have 56 spaces of which 32 are in shops and the remaining offices. The project, he added, is a Grade A one and is expected to be ready in mid-2015. The company has all clearances and permissions in hand and will commence work in the next few weeks. Imperium Green said Gera is a commercial property that has several features of an eco-friendly building. To save energy it has solar shadings, LED lighting in common areas, window openings, etc, which will reduce the buildings power consumption by 16 per cent and result in annual savings of electricity of Rs 19.5 lakh per annum. Similarly, to reduce government supplied water consumption, the building will have its own water and sewage treatment plant wherein waste water will be treated and reused in the toilets. These measures, according to the developers, will lead to 75 per cent saving in water usage. Further, the building is covered with a five year warranty on preventive repairs and maintenance. The project, he pointed out, will also have 82 parking spaces in the basement as against the parking norms of 64 spaces. Location is near Jairam Complex, Mala, an area that will soon emerge as a Patto extension thanks to the new road linking Patto Plaza to Mala. Bookings for the project will open from Diwali and the company is looking at pricing in the range of Rs 85,000- Rs 1,00,000 per sq metre. Imperium Green will be the fourth project of Gera Developers in Goa after the existing Imperium I and II located in Patto and a residential complex in Caranzalem. Gera said that 90 per cent of their premises ownership is by Goans or people of Goan origins. Tattva has made remarkable strides and will be on his way to get his FIDE rating in November. A lot of credit goes to the mentor for his unique way of handling his students.
