PANJIM: In about a month’s time, one of Panjim’s most popular gastronomic landmarks Café Tato will have a new address.
Café Tato is gearing up to shift from the present pocket sized premises near the Panjim municipal garden, to the newly constructed Gera's Imperium at the Patto plaza, Panjim.
Tato will occupy nine units out of the total 96 units spread out over the ground floor, in the seven-storey complex, which has a total area of 24,800 sq mtrs.
Kumar Gera Chairman & MD of Gera Developments Pvt Ltd while briefing the press stated, “While constructing this complex we have involved lot of local talent including architects, contractors, even electricians. Also, people who are buying our outlets/offices are 90 per cent Goans. Either they are from Goa or Goans settled elsewhere. We never expected this response.”
This is the Pune-based real estate company’s first project.
Rohit Gera, executive director of Gera Developments Pvt Ltd claimed that theirs is the only company to possess a warranty.
“Our construction has quality, innovation and trust. The customer comes first. Ours is the first company to have a five year warranty time. Also we are the only building in the Patto plaza area to have basement parking facility for around 44 four wheelers,” claimed Gera.
He further claimed that the firm had sold 92 units up to now and that one office and three retail outlets were still vacant. The office available for Rs. 80,000 per sq mt and retail spaces for Rs.1,10,000 per sq mt.
Jaya Deshmukh, senior vice president, sales and marketing of Gera Developments Pvt Ltd, elaborated that their construction is based on innovation. “The other unique feature that is introduced for the first time in Goa is that we employ our Asset Management team who carry out a thorough check-up of the units once in a year. This will be done free of cost.”
She further stated that all their projects were eco-friendly and have Environment Responsible Statement.
“We optimize the use of water, power. We have an automatic controller for an overhead tanks that help in saving water and power. Also we have Lux sensor lights on the façade that depends on the natural lights. Thus it reduces the level of wasteful power consumption. This is part of our Building Management System which is prevalent in all Gera constructions.”
She further stated that Gera Imperium-II was their second commercial complex. It is just next to the current complex. “People who have bought here have invested there too. We have already sold out 35 out of 119 units. It will be ready within 24 months.”
For this second venture, retail space will be sold for Rs 1,45,000 per sq mt and office space is between Rs.62,500 to Rs. 75,000 per sq.mt. The price per unit comes to Rs 35 lakh to Rs 1 crore.
When asked to comment on the fact that this property destroyed a mangrove, which was in existence earlier, she replied, “We have taken this property from EDC on a long lease basis. Thus, they have dissolved this issue.”
Earlier, elaborating on the current issue involving people’s opposition to mega projects in Goa, Rohit Gera said. “It is a sensitive and an emotional issue. I think there should be a balance and focus should be on infrastructure.
