Pune Properties on Show !!
The Times of India (Times Property), Pune - November, 2007

The festive season is an auspicious time to buy a new home, and the Times property Showcase offers the perfect opportunity to do so...

If you are looking for an exclusive, elite residence in Pune, now is the time to take your decision. The Times Property Show is back at the Hotel Le Meridien on November 3 and 4, and as anyone who has visited it in the past will tell you, it is a not-to-be-missed event!

Pune's top developers will be at the venue, showcasing a rich array of projects, from premium residential spaces to commercial properties, including multiplexes and club sites. Whatever your requirements, or your budget, you can be sure there is something for you. Locations vary from across Pune to the peripheral areas, and Pimpri-Chinchwad as well. Whether you are buying it for your own use or as an investment in these days of rising demand and growing rentals, the decision will certainly be a wise one.

These homes also offer all the amenities a discerning Punekar requires – from swimming pools and children's play areas to branded premium quality fittings to housekeeping services – everything designed to make your stay very comfortable indeed. Of course, there is ample greenery in most projects and recreational facilities like clubhouses and full-fledged gymnasiums. You can also go hi-tech in your new home, with everything from intelligent homes to high-speed elevators and video door phones for true security.

This sea change in the nature of projects available has much to do with the fact that the buyers themselves are far more youthful and demanding. As Kumar Gera, chairman, Confederation of Real Estate Developers Associations of India (CREDAI) points out, more young people are buying property today. And as most developers would agree, in a city like Pune, home buyers are often young IT professionals with high disposable incomes – people who take quality lifestyles for granted.

According to Dilip Mittal of Mittal Brothers, Pune is one of the top developing cities in India with an ever-growing market. "There is good demand for residential as well as commercial properties," he explains, adding that development in Pune is taking place across the city. Mittal Brothers have projects all over Pune, and the company is looking forward to showcasing its offerings at the exhibition. "The quality of the crowd has always been very good," says Dilip Mittal.

Hemant Naiknavre, Director, Naiknavre & Associates, agrees. He says, "There is a significant demand in Pune as far as real estate is concerned." Naiknavre believes that there are many buyers in the city who are willing to spend Rs 3,500 per sq ft and above for a good location; he speaks from experience since the company's preferred destinations have been Aundh, Kalyani Nagar and Viman Nagar. "These areas not only have a good location but are also very neat and clean with good access to road and services as well as social infrastructure," he observes. Naiknavre believes that exhibitions such as the Times property Showcase go a long way towards brand-building, and generate good response.

According to Vishwajeet Jhavar, CEO, Marvel Realtors & Developers Ltd, demand is increasing in Pune thanks to the growing IT hub. "The areas which are in demand are Kharadi, Magarpatta Road, and Boat Club, which are mostly in the eastern side of Pune," he believes. Like several other developers, he is also looking forward to this exhibition, as an opportunity to build the brand, and because they have had positive response in the past.

Developers are particularly buoyant at this time because of the festive season, which is considered auspicious for property buying. As Ms Jaya Deshmukh, Head-Sales and Marketing, Gera Developments, points out, "The festive season is coming up and we expect there will be a rise in sales. We believe there will be huge response to the Times property Showcase exhibition." Among other things, Gera offers child-centric homes and a five-year warranty, which covers everything from peeling paint to problems with locks. They also have plans for an IT SEZ in Pune.

P K Bhandari, General Manager-Sales, Bramha Builders is also looking forward to good demand, thanks to the festive season. "We are positive that the outcome of this exhibition will be excellent," he says. "Such exhibitions can be a good platform to disseminate information on our promising projects." Bramha Builders has a mall, multiplex and a five-star hotel coming up in Pune, and there are similar projects in Pimpri.

Manish Kaneria, Director, Mont Vert Luxury Homes, believes the exhibition will offer "the perfect environment" for developers to display exclusive residences as well as high-end commercial spaces. "The exhibitor will get the opportunity to have a direct oneto-one interaction with potential property buyers and investors in Pune," he says. For customers, this means exclusive attention, and a chance to seek answers to whatever questions that come to mind.

So take time off on the weekend and head for Pune's most vibrant property exhibition. The location is convenient, the ambience is luxurious, and the choice of projects on display is very wide. It is an event you will be glad you attended!
