Branded as a child-centric project, Gera Emerald City fulfils its promise of providing amenities to your child’s all-round development, reports Anuradha Mane.
If there was a perfect example of the real estate boom resulting in the fringes of Pune growing by leaps and bounds, then Kharadi would probably be top-of-the-mind product. And Gera Emerald City, located in Kharadi, is fit in the middle of the development map that will only scale greater heights in the immediate future. Based on the concept of child centric home this project was the first-of its kind in the city when it was launched in Baner.
Getting there
Driving to the project, located at Kharadi bypass takes bout 20 minutes from MG Road, Similarly, the site is about 7 km form the Pune railway station and 5 km from Lohegoan airport. Though the access road is not in the best conditions, things are poised for a change in the area as a number of big-brand projects are coming up in close proximity. Also another reason for this area being touted as the next Kalyani Nagar. It is and ideal place to be if you have your own conveyance since it is not always easy to find public transport here.

On offer is the North Phase that consists of three buildings and 220 flats. There are 60 2-BHK flats and 160 3-BHk flats. While the bookings have already opened for the North Phase, those for the South Phase will open shortly. The South Phase consists of four buildings and a total of 232 flats. On offer here would be 160 2-bhk flats and 72 3-BHK flats. While the area of the 2-BHK flat would be around 1,200 sq ft, the 3-BHK flat would have an area of 1,600 sq ft approximately. Parking issues have also been well addressed with a parking space for one car for a 2-BHK and parking space for two cars for a 3-BHK flat.
The best part however would be the sprawling area of the project. Spread over an area of about 6,16000 sq ft. the built up area is close to 4,53,000 sq ft. Ample space has been given to land scaped gardens, walking areas and play areas for children in the remaining 1,63,000 sq ft of land. The buildings are ten storied in both phases. Also expect to get a five-year warranty on the construction. A one-time maintenance is charged while purchasing a flat. The project should be complete in 2008 – right time to book considering the rates here are increasing by the day.
USP
This is the project if you have kids and want to ensure holistic development for them as well as make sure they are safe and secure in the environment where they are growing up. Branded as a child centric project the township fulfils its guarantee of providing your child with all-round development. The features are interesting. rounded corners, fireproof wires, matt flooring in bathrooms to prevent slipping, increased railing heights, elevator doors with extra sensors at low level for toddlers, play areas away from vehicular traffic zones, telescope on terrace, bird baths in common areas…it’s an ideal place for young working parents.
Small nuances like children’s wash rooms at lower levels, a Gurukul for children, amphitheater etc. have also been provided in the complex. In addition to this, there are other amenities like walking track, two furnished guest suites for visitors and guests of residents and recreation areas. A generator backup has also been provided for to cover the need for lights, fans and basic appliances like a television. Almost every apartment is open from all four sides to allow natural light within the apartment. Also, all terraces are accessible from living rooms. The project also aims to do its bit towards eco-friendly measures with rainwater harvesting and a water recycling plant.
My take
The growing breed of young professionals who have kids or are planning a family would probably find all their concerns answered here. There is ample open space around the complex that ensures a lot of fresh air and good ventilation. Also, with a seven-star hotel, 14 shopping malls, an IT complex and many other amenities coming up in and around the Kharadi bypass, the area is fast becoming self-sufficient. Another important factor that will make your life easier is five year warranty that includes preventative maintenance and repairs.
