After ‘Smart’, comes IntelliPlex.

Intelligence’ seems to be the new buzzword. After ‘Smart Hotels’ it is now the ‘Business IntelliPlex’ from Pune-based Gera Development Pvt Ltd opening at Patto Plaza, Panjim.
   
 In this case it costs, quite a bit more in fact than it’s not so ‘intelligent’ neighbours.
     
A commercial building, market rate for a space at the Business IntelliPlex is around Rs 80,000 per square meter as compared to market rate of Rs 45,000 per square meter of its immediate neighbour. The price the Gera project commands in the market appreciated 60 per cent over Rs 32,0000 in just two years.
      
Also in the case of the Gera project a maintenance cost of Rs 12.50 per square meter has to be factored in additionally.
      
Interestingly 90 per cent of all buyers at the fully booked Business IntelliPlex, christened Gera’s Imperium-1 (Gera’s Imperium-2 is under construction adjacent to the first) are Goans, claims Kumar Gera, chairman and managing director, Gera Developments.
     
  “The idea is in providing a facility to our customer, by ownership of which he is perceived by his clients as a member of the elite among the business community,” Rohit Gera, executive director, Gera Developments told the Herald.
        
  “The building combines thoughtfully planned features and amenities coupled with second generation intelligence,” he added. For example it is the only project at Patto Plaza to provide basement parking. “Basement parking work against the developers interest when it comes to costing, but it adds great value to our customer, hence we added that,” he said.
      
The entire building is Wifi enabled and provided with the last mile connectivity. Gera’s worked out an agreement with Value factor systems Pvt Ltd to provide owners the connectivity at market rates and including a minimum service level facility.
        
Other systems include generator backup, fire alarm system that is divided into eight zones for efficient fire fighting and an elevator system with all safety measures.
          
Some of the eco-friendly features include lux sensors for lights, level controllers to prevent unnecessary pump usage, sensor taps, low ‘E’ glass on the entire front façade to ensure heat transfer is reduced to enable occupant to minimize their energy consumption.
           
Apart from this, each occupant gets a welcome kit containing a directory of services, individual customer details and FAQs all answered.
