PANAJI _ The chairman and managing director of Gera Developments Pvt Ltd, Mr. Kumar Gera on Friday supported adoption of a balanced approach for the development of Goa in the field of construction.
“The opposition to the mega projects by the local population is a sensitive as well as emotive issue, and definitely has a validity in the present scenario,” he said,
“However, constant opposition to housing projects will create a mismatch in the demand and supply of residences, which will further hike the prices of houses, flats, apartments and so on, with the new generation of Goans finding it difficult to buy them.”
Mr. Gera also stated that development cannot be halted because of insufficient basic infrastructure. “On the contrary, government should upgrade the power system, augment water supply, etc,” he observed, “Especially, Goa being at an advantage for having heavy rainfall.”
The noted Pune-based construction magnate also said, “Contrary to the belief that only outsiders are buying offices and apartments in the new commercial and housing complexes constructed in the state, our projects have highest bookings, as high as 90 per cent, by the Goans.”
The newly completed 7- floor Imperium Complex of the Gera developments, at Patto Plaza, which has 96 office units, has 90 per cent of the bookings from Goans, though not all of them staying in Goa, and settled in places like Dubai, London, Canada, Delhi and so on.
Addressing a press conference, in the Imperium Complex premises, Mr. Gera said that the local boys and girls who pass out as engineers, architects, construction consultants, interior designers, etc will face difficult times if no new construction activity is allowed in the state as per the plans/rules of the Town and Country Planning. “We have tried to involve as many Goans as possible in the construction of Imperium Complex, including architect, contractor, and structural designer and electrical contractor.”
The “executive director of the construction firm, Mr. Rohit Gera, speaking on the occasion said that Imperium Complex is the first building at Patto Plaza which has an parking space in the basement, as well as separate electrical panel and electrical meters for noting down power consumption by each unit in the building, from the power generator, during electrical shutdown. “The building is also a WI-fi zone,” he added.
The construction company gives 5-Year Warranty to customers in their projects. The company is presently involved in construction of Imperium II Complex, next to Imperium Complex and another residential complex, at Caranzalem.
