Conducting due diligence is an important step in the home-buying process for all the projects in Pune. 1. Hire an Inspector
A convenient way of conducting a proper inspection is to hire an inspector. They are trained professionals with experience in getting the job done. They are also aware of loopholes that an untrained eye may miss and know the tricks of the trade so that there are no stones left unturned. 2. Participation
Accompanying the inspector during the inspection of the premises will help understand the process. There could be some special considerations that need to be communicated to the inspector. All your doubts can be cleared during the inspection itself so that suitable suggestions can be noted down.
3. Exterior Inspection
Check for signs of damage like cracks in the foundation, uneven setting, water damage, and deteriorating siding. These flaws may sometimes go unseen and recording them in time will prevent serious damage in the future.
4. Check interiors
Examine the plumbing system properly. Check for leakages in and around faucets, taps, drains, and toilets. The fixtures for these should be sturdy and strong. The electrical system should be concealed with no wires left unattended with open cuts. Check if the heating, ventilation, and air-conditioning are well maintained and in working condition.
5. Damages
Some damages may already be present in some corners of the property. These may be small to be noticed. Molds and damp regions are indicative of water leakage causing the surface paint to fall revealing the concrete beneath it. Termites, rodents, and pest infestations are common in tropical regions. They leave behind trails of nests, droppings, and mud which are proof of their presence.
The inspector will submit a report after assessing the damages. The report and your observations will provide all the information required to raise complaints with the developer. Getting minor damages fixed as soon as possible will ensure that they do not become major. In case of major damages, the due course of action can be decided after consultation with experts.
