The Times Property Showcase organised on the weekend will provide a transaction-focused platform for serious buyers, says NEHA DANI Pune’s commercial success in recent times has led to a dramatic change in the city, which has been growing exponentially over the last decade. The climate, quality education, reasonable property prices, upgraded lifestyle and connectivity to Mumbai have also contributed to this growth and, simultaneously, to its real estate market. The migrations taking place due to job availability and good investment opportunities have encouraged demand for housing in the city. Property seekers today have several options at numerous and varied locations. To simplify their home search, the Times Of India Group has organised the winter edition of Pune's most prestigious exhibition, 'Times Property Showcase'. The exhibition, which begins today, November 26, will end tomorrow on November 27, and is taking place at Hotel Le Meridien, RBM Road, Pune. The expo will provide an opportunity to seek quality projects under one roof. As many real estate experts point out, Pune is a stable market and now is a good time to look for home with several projects available on a platter. Developers like Gera Developments, Amit Enterprises, Amanora Park Town, PRA Realty, Rohan Builders, Supreme Universal are among those exhibiting their projects here. Eastern areas like Kharadi, Viman Nagar and Mundhwa have seen the growth of several new residential projects, owing to the commercial development at Hadapsar and Kharadi. Western locations like Baner and Wakad have its own charm, with proximity to the Mumbai-Pune expressway and the commercial activities at Hinjewadi and Chakan. With malls and five-star hotels making their presence felt in these locations, residents can also look forward to enhanced lifestyles. Rohit Gera, MD, Gera Developments feels that locations like Kharadi, Baner and Bavdhan offer a quality neighbourhood. Commenting on the market he says, "The Pune market is pretty stable. The increase in prices has slowed down and the overall stock position is comfortable. Pune is an end-user market with a few others being long-term investors. The reasonable rates, good climate, education and several job opportunities have attracted people here. The government is developing infrastructure but the pace should be fast for the resident's benefits." Gera Developments are exhibiting projects like Sky Villas, Emerald City South E Bldg, Trinity Tower and Park View at Kharadi with Regent Manor, Emerald City Baner Phase II at Baner and Isle Royale at Bavdhan. The Group is expecting serious buyers and good footfalls and is of the opinion that the exhibition will help buyers as well as developers. Rohan Builders are showcasing their projects Rohan Ishita at Mundhwa, Rohan Mithila at Viman Nagar, Rohan Leher at Baner and Rohan Tarang at Wakad. Pooja Bhagwat, AGM-Marketing, Rohan Builders says, "We are expecting good walk-ins at the exhibition. The venue is good as it always gives a genuine flow of buyers." Peripheral locations like Ambegaon are also booming with new projects. The Bangalore bypass and Mumbai-Pune expressway pass through Ambegaon. In addition, it has good connectivity to Katraj, Swargate and Sinhagad Road. Amit Enterprises Housing Limited is showcasing their projects, including Bloomfield, Astonia Royale at Ambegaon, with Colori at Undri, Sapphire Park at Baner-Balewadi and 9 Green Park at Sahakar Nagar. Sanjeev Pate, Director-Marketing, Amit Enterprises Housing Limited says, "We always get response from Times exhibitions. Post recession, there has been a good demand for housing. Currently, the market is steady. The people who actually want homes are looking for value homes.” He also says that they are providing site visits to buyers." Locations like Kondhwa and Undri in South-west Pune have also gained momentum in the last few years. PRA Realty is exhibiting their integrated township 'The Lake District' at Kondhwa. Nikhil Pai, Senior Manager, PRA Realty says, "Kondhwa is easily accessible to the main city area like Camp with Bangalore Highway, Mumbai-Pune Expressway and Katraj bypass. However, government should do more on infrastructure." Referring to the expo as being at a good location for genuine buyers, he adds: “Pune is growing as a lot of fringe areas are opening for development. People are moving to fringe areas for value housing. Being a township project, we provide a school, hospital and retail options for the benefit of buyers. We also provide pick up and drop facilities for site visits.” To make home finance easy for buyers, there are banks and financial institutions offering attractive loan schemes at the expo. Do visit this exhibition; there is bound to be something that is just right for you. First of all I would like to thank you and the Gera team for organizing different workshops at our doorstep.
The best thing I have done to my kids is that I took a right decision to buy a flat in Gera.
Because of this decision , Vishnu could attend the development workshops that were conducted.
Vishnu was a shy child who didn't like to participate in any of the programmes.
As far as Dale Carnegie workshops is concerned it has given him a lot of confidence and was presenting things in a much better way and I can see a lot of improvement in him.In simple words u made a person(..
My son Tattva had been enrolled in the intermediate level and has been coached by the Vishwanathan Anand Chess Academy coach . Tattva has made remarkable strides and will be on his way to get his FIDE rating in November. A lot of credit goes to the mentor for his unique way of handling his students. He has been very patient while working with Tattva on his areas of improvement. In addition before the tournament the coach had voluntarily added additional classes and doubled his efforts to get a better performance out of Tattva. He has shown complete ownership which is commendable. I hope he continues to develop more and more chess players in the coming days...
